History of the fund

A collaboration between Equity Trust, Inc. and the SE CT Community Land Trust

2007


St. Francis House partners with Equity Trust, Inc. to create the Francis Fund for SE CT, a community-focused loan fund.

2010- 2020

The Francis Fund issues 15 loans totaling $1,381,000, supporting local land and housing initiatives.


One of these loans helps purchase the first SE CT Community Land Trust home in New London on Prest Street. 

2021

With support from St. Francis House, a new partnership forms between Equity Trust and the SE CT CLT,  creating the SE CT Fund for Land Equity.

 

The Fund issues its first loan the same year.

2021–Present


The Fund continues expanding access to capital for community-led, permanently affordable land and housing projects across Southeastern Connecticut.

Investing for Community Impact

The SE CT Fund for Land Equity is an opportunity for:

  • Individuals and/or family with savings

  • Faith-based congregations with endowment funds

  • Financial institutions committed to socially responsible investment

The SE CT CLT stewards land for permanently affordable housing, land for food production, green space, and community facilities.


The Fund provides acquisition, development, and bridge loan funds so these opportunities can become realities.

Social investment loans are unsecured, but risk is shared because lender contributions are pooled together. Strong equity reserves and an excellent repayment history significantly reduce risk.


For more than 25 years, the Equity Trust Fund—of which this Fund is a part—has never failed to repay lenders.

The SE CT CLT  recognizes that Indigenous people have lived and cared for this region for thousands of years before the setters. Their understanding of land as a shared responsibility, supporting both human and non-human life, stands in contrast with the settler colonial concept of private property.

 

We acknowledge that the transformation of land into a commodity has brought wealth to some while causing deep harm, displacement, and loss to others. As a Community Land Trust, we hold title to land within this system and recognize the complexity of that responsibility.

 

We aim to move from extractive ownership models toward community-based stewardship, and we are committed to working respectfully and collaboratively with Indigenous partners to build a more just and sustainable future for land access in Southeastern Connecticut.
